A fast-tracked ADU conversion that turns constraints into opportunities.
What began as a single-story, two-car garage was transformed into a 740-square-foot, two-story accessory dwelling unit designed to maximize functionality in a compact footprint.
Early in the project, it was discovered that the existing structure lacked a foundation capable of supporting a second story, requiring the addition of a new foundation system before construction could move forward. The garage's location near the property line also introduced additional fire-rating requirements, demanding careful coordination and planning.
The completed ADU features an open-concept kitchen and living area, a mudroom with access to the shared backyard, and a private second-floor suite with a full bath and generous walk-in closet. Through thoughtful design and efficient problem-solving, the project transformed an underutilized garage into valuable living space that balances comfort, flexibility, and smart use of space.
