Transforming an industrial mill building into modern residential living.

Adaptive reuse projects require a careful balance between preserving what makes a building unique and reimagining it for a new purpose. For this historic mill conversion, SERJ applied the same thoughtful planning and attention to detail found in its residential projects to transform the upper three floors of a 97,660-square-foot industrial building into modern residential apartments.

Originally home to fabrication businesses, artist studios, and storage spaces, the heavy timber structure offered both opportunities and constraints. The design team carefully worked within the existing structural grid and historic window pattern to maximize the number of apartments while creating comfortable, light-filled living spaces. Utility systems were strategically centralized along an interior corridor, improving efficiency while minimizing impacts to the building's historic character.

Currently under construction with a planned Fall 2026 completion, phase 1 converts approximately 40,400 square feet into 38 one-bedroom apartments ranging from 475 to 1,100 square feet. New double-hung windows with transoms will enhance energy performance while maintaining the building's architectural rhythm and character. Future phases may introduce additional residential and commercial spaces, continuing the transformation of the former mill into a vibrant mixed-use destination.

Through thoughtful adaptive reuse, the project preserves a piece of the community's industrial heritage while creating much-needed housing for a new generation of residents.
